Our 1, 2 and 10-year combined warranty includes coverage for one year on workmanship and materials; coverage for two years on delivery portions of systems (the wiring, piping, and ductwork in the electrical, plumbing, heating, cooling, ventilating, and mechanical systems); and coverage for 10 years on major structural defects.

Blacksmith Custom Builders was founded in 2016 in response to Fredericksburg’s affordable housing shortage, driven by the town’s unique tourist economy.
The mission is to create affordable homes for local workers, including firefighters, teachers, and service industry professionals, offering stylish, modern homes that don’t compromise on quality or budget.
TJ already had a remodeling company in Fredericksburg and was a skilled seasoned carpenter with expansive knowledge of each phase of home building. His background included 27 years of building production homes as a project manager, and it just made sense to start building homes using the ingenuity of production combined with custom features and style to build a home that was both tasteful and fiscally responsible.

Getting Started
We'll help select a house plan if you don't have one. In the beginning, customers let us know their budget. Once the loan process is understood to be underway, we prepare the contract to be accepted and signed.

Financing
*first-time home buyers: We can direct you to a local bank for financing if needed.

Budget
Once the loan amount is understood and underway, we show you a projected topical budget from which selections/options will be guided.

Selections
We help you refine selections for your personal style inside and out choosing colors, appliances, flooring etc. to fit your budget.

Funding
Once financing is underway, the funding (known as a 'draw') will start the building process.

One, Two, Three – Go!
We ( the builder) begin paying permits, ground prep, foundation start, city tap utility fees etc. Building your dream has begun. Updates will follow.
